JBG Rosenfeld Retail Secures National Eatery Lineup for Loudoun Mixed-Use Project

CHEVY CHASE, MARYLAND – A new, mixed-use project located approximately 30 miles outside of Washington, DC, has attracted some nationally recognized eateries, thanks to the efforts of shopping center leasing, management, and development company JBG Rosenfeld Retail (JBGR).  Ashburn Crossroads Restaurant Park, an eight-acre project developed by Keane Enterprises of Ashburn, VA, and a part of the larger Ashburn Crossroads development, recently welcomed IHOP, Starbucks Coffee, and Potbelly Sandwich Works, while Fuddruckers and Bertucci’s are scheduled to open later this year.  The five eateries, totaling 20,000 square feet, have thrust the restaurant park to near 100% occupancy at one of the most visible junctions in the Ashburn area.

Located at the intersection of Ashburn Village Boulevard and Farmwell Road, Ashburn Crossroads is a 25­acre mixed-use project featuring office condominium buildings, the restaurant park, and another small retail component.  An additional office building also has been approved for future development.

“This property boasts a prime location and a captive audience,” said JBGR Executive Vice President Bob Schwenger, “and now it’s got an appealing lineup of eateries that will attract crowds from early in the morning to late in the day.  There is a great mix of both residential and professional space in the area, making these restaurants perfect for a quick business lunch, or a leisurely meal with family and friends.”  Currently, only one pad site remains at the restaurant park, available to accommodate up to a 6,500 square-foot establishment.

IHOP, which was the first of the restaurants to open late last year, occupies a 5,500 square-foot pad building next to Fuddruckers, slated to open during the second quarter.  Starbucks and Potbelly share a 4,000 square-foot retail building on the opposite end of the site.  Both concepts opened earlier this year.
